 Below is what I have added to my calendar-doing all your offices in July. Let me know if the dates work for you. Also, 30 to 40 minutes for me is perfect. Thanks-Chris

 Thursday July 9th 9:00am Metro address is 11022 N. 28th Dr., Phoenix. Just off I-17 and west on Peoria to 28th Dr. and then north.

 Friday July 10th Mesa   Friday meetings are at AMERICAN TITLE—2266 S. Dobson Rd. (same location as the WUSA office.

Starts at 9 AM

 Wednesday July 15th  Scottsdale (Kierland) meetings are on Wednesdays  at the D. R. HORTON offices 16430 N. Scottsdale Rd. in Scottsdale, just south of Frank Lloyd Wright.    Starts at 9 AM!       2nd floor—follow the signs.

 Thursday July 16th 10:am Arrowhead is 16150 N. Fountain Center Drive in Peoria—Bell Rd. just east of 83rd Ave. (East of Loop 101) This one is kinda' hard to find but it is south of Bell Rd. and IN about 2 blocks on Fountain Center Dr.

 Tuesday July 28th Ahwatukee meetings are on Tuesdays at the office at 4505 E. Chandler Blvd. # 200 Starts at 9 AM!

Hi Bob,
I was taking a class at the Phoenix Board  on 6/29/09, during the break, I went to the bookstore. The ARMLS street atlas, that normally sells for $31.90 (for par members) is being 
sold for $5.00. They are not going to print them anymore and just want to get rid of them.
There were about 25-30 copies left. I don't know if the other Boards are doing the same as the Phoenix branch. If you want to pass this info to our people, it would be a good savings.

Reinstatement of Former Short Sale Policy
 
At the May 2009 NAR Mid Year Conference, ARMLS, with the support of many large and small MLSs around the country, appealed the decision made by the NAR during the November 2008 Conference to mandate that if an MLS requires disclosure of a listing being a potential Short Sale, it must also allow any potential reduction of commission required by the lender to be disclosed through the listing in the MLS.
 
The outcome of the appeal resulted in the NAR commission rule becoming an optional rule rather than a mandatory rule. As a result, the ARMLS Board of Directors voted in May 2009 to return to the original policy of not allowing any conditional commissions to be offered through the MLS. This includes any field, Remarks or otherwise, as well as any media or attachments to the listing.

In addition, the property status of offers signed by the buyer and the seller but not signed
by the lender, may now be changed to Pending or AWC-I depending on whether or not the seller
desires to entertain backups.

Revised Short Sale Policy Commission Language Enforcement
 
All Active and AWC status listings that are subject to short sale approval by a third party will have until
July 31, 2009 to remove any and all statements or references to commissions that may have conditions on the stated commission in the actual compensation field(s).  Other status listings will not be subject to removal of the language unless they are changed to be in Active or AWC status after July 31, 2009.
 
On August 1, 2009 ARMLS will begin enforcing this policy per the procedures in the Penalty Policy.  This violation is considered an automatic violation per the Penalty Policy.  As such, the offending language will be removed by ARMLS staff upon its discovery and the list agent will be subject to whatever penalty corresponds to their current level on the penalty progression. 
 
Listings that are reported to the Compliance Department between June 24, 2009 and July 31, 2009 will receive a phone call with a reminder to the agent to remove the language prior to penalties being enforced.  Please go to the Link section on the flexmls Dashboard, or www.armls.com in the Subscriber's area under the Rules & Policies link, for the entire Penalty Policy and Short Sale Policy.

Good morning--I am sending you 2 links to very interesting articles from the Az. Republic, just in case you missed these.
 
Also, I have scheduled Christine from ARMLS to come in and do a 30+ minute power point presentation,  to give you a better understanding of the issues that you have questions about. These meetings will be in July and I will send you the schedule at the end of the month of June.

The home buyer tax credit seems to be working – pending home sales are up for a third month in a row. But there are challenges ahead. Mortgage interest rates rose in May. The tax credit is currently due to expire at the end of November. Does that mean we’ll have a rush of homebuying activity this summer? The 2009 NAR Member Profile was released during the recent NAR Midyear meetings in May. This month, we look at the business activity of REALTORS®, including especially the level of transactions involving “distressed” sales – foreclosures and short sales.

NAR conducts a quarterly survey of commercial practitioners asking them about current and potential developments in commercial real estate. The latest Commercial Market Survey Report looks at the state of commercial real estate in the first quarter of 2009.
