Fw: ActiveKEY Roll Out Exchange Events

Good morning--I am forwarding info that you need to know.
I first informed you of the coming change on 6-30-10 and many of you did it.
Now, the change is an absolute so you need to "git 'er done now".
Supra offices can also do this for you!
 
The key updater in the offices will no longer work so be sure and take care of this issue ASAP.

DisplayKEYs will be retired by the end of October.  Supra is holding structured events at four locations across the Valley to minimize wait times and facilitate an orderly exchange of the DisplayKEY for an ActiveKEY, for all Subscribers who have not yet received their ActiveKEY.

The events will be held in four locations across the Valley.  Subscribers, based on the first four letters of their last name, are assigned a specific time at the location closest to them to exchange their key.

To get your new ActiveKEY you will need to:
1. Bring your DisplayKEY PLUS cradle
2. Bring a government issued photo ID
3. Allow up to one hour to receive your ActiveKEY

The locations and the dates are as follows:
SE Valley Event Site - Monday, October 4th – Friday, October 8th

**The event will be in Bldg C except on Wednesday, October 6, when the event will be in Bldg B.

I have had several agents reveal to me that they do not turn in short sale contracts--UNTIL THE BANK GIVES THEIR APPROVAL!
In that case, you are then several months overdue on submitting them to WUSA for broker approval--which must be done within 5 days of becoming a contract--ie: buyer and seller have executed the contract. This is per ADRE 32-2151.01 G. So you see, it is a law!
 
So, how do you handle a deal that is NOT a short sale? Do you wait until the bank gives approval for the loan?
Of course not and nothing is different in a short sale--So turn in the paperwork ASAP so the broker can review and initial it within 5 days of the executed contract.
This goes for Buyer Broker Agreements also
AND rejected offers (which must be held in a file for at least 1 year)

Here is one of the best articles I have ever seen from NAR and it is in the September 2010 issue of REALTOR magazine. It contains all the steps and directions you need to change your methods of doing business for a lot of todays buyers and sellers. Perhaps you have read it but here it is in an email that you can save for reference and later review.
Real estate has changed dramatically for agents and brokers in the last 10 years and we urge you to keep in step with these changes, as will we.
