WOW Bob!  My dad died a few years age of ALS and he was a vet! He got it when he was 56.  I have never heard of this connection before. . . .We were just discussing this last night,  wondering if the ALS was genetic or not.  I told the kids that no one in our family tree had ever had it before!  I find this info VERY interesting, thank you Bob!

Don't Share the Lockbox Code with Your Buyer

 

ARMLS is receiving numerous reports of agents using non-electronic lockboxes on their listings (sometimes called mechanical boxes or contractor boxes) and publishing the combination code in the REALTOR® Remarks of the listing. The practice of publishing the code in the REALTOR® Remarks is not a violation of ARMLS Rules and Regulations. The problem arises when a buyer's representative gives that combination to a potential buyer to look at a house on their own. Such practices create huge potential liability for the listing broker, the selling broker and the buyer's agent. Sellers look to REALTORS® as protectors of their property. Such unaccompanied visits by buyers could result in property damage, theft, or bodily injury. Do you want to be responsible for causing a seller such a loss?

 

ARMLS Rule 13.4 states, in part, that Subscribers may use a lockbox to enter a property only with the consent of the listing agent, subject to the listing's showing instructions.  A listing agent may give the combination to a contractor to access the property for bids on repairs or the actual repairs. 

 

Violations of the lockbox rules can result in a fine of up to $2,000 for a first offense, up to $15,000 for multiple offenses and suspension from the MLS from 30 days up to one year.

 

Letting a buyer go to a listed property without an agent is an open invitation for mischief. Don't risk your career or jeopardize your financial future. NEVER give out the combination to a lockbox to a buyer or vendor.

Re; amyotrophic lateral sclerosis (ALS). Info for all veterans regardless of when you served. We are all at higher risk.

If you or any other veteran has or had amyotrophic lateral sclerosis (ALS), also known as Lou Gehrig's disease,  please look up Department of Veterans Affairs News Release of September 23, 2008.
It says that there is such a strong link between military service and Lou Gehrig's disease that they are considering it a service connected disability. They have approved benefits for the veteran or for his widow/widower/dependents.

Contact VA  benefits 1-800-827-1000 or in Phoenix area contact Art Brest, American Legion service rep at 602-627-3284 to fill out an application.

Send this out to any other veterans you might know. Not enough people know about it. I found it by chance while researching other things. My father-in-law was a highly decorated WWII vet. He died in 1985 of ALS.  We have just filed for widow's benefits for his wife.

Veterans have to take care of each other just like we did before.

This week, ADRE sent out more than 620 letters to agents and their brokers around Arizona informing them that they failed to update their 24 hours of classes before the end of their 2-year cycle. Due to a glitch in the ADRE computer system, these issues go as far back to October of 2008. They should have been sent monthly but where not. Thus, the letters provided 30 days for the agents to show ADRE that the agent attended 24 hours and provides that to them. No penalty will be imposed unless the agent goes past the 30 days. ADRE told us on Friday that about 200 of the letters were sent in errors, but the agents must contact them to determine that.

 

For a history recap, in July of 2007, ADRE began issuing 4 year licenses upon renewal. While agents who received a 4 year license knew that it was good for 4 years (since they paid double the amount of the renewal fee) many forgot that they needed to obtain 24 hours of renewal credit within 2 years or maybe sooner. (See #1 below)

 

The most common reason this occurred is agents forgot that they reached the 2-year cycle. Here is why…

 

  1. The agent renewed late on the previous renewal. For example, one agent's previous license expired January 31, 2007. She went inactive and in middle of July, 2007, she decided to activate her license. When she did, she received a 4-year license, yet her two-year cycle to obtain another 24 hours ended January 31, not July 31. A few our agents fell into this trap.
  2. The agent flat-out forgot that even with a 4 year license, they need to obtain 24 hours of credit and submit that to ADRE before the end of 2 years. We have several agents who forgot…
  3. The agent changed their license from salesperson to Associate Broker, or to a PLLC. No matter when they did that, even after July 1, 2007, they only received a 2 year license, yet some thought they received a 4 year license and forgot the 2 year cycle renewal requirement. Thus they forgot to renew their license.

 

In summary, West USA makes every attempt to be diligent in reminding agents about their upcoming renewal, yet WUSA must be secondary to the agents own diligence in knowing the terms of their license, when they need classes and when it expires. You need to keep track of one license; West USA Realty has thousands.

 

If you received such a letter, don't panic. Call your manager Monday morning for instructions on how to proceed. If you feel the letter is in error, (and some are) you will need to call ADRE. If you took your classes yet did not upload them to ADRE, you will need to do that.
